In 2012 JP Morgan Asset Management, a division of JP Morgan Chase, acquired the Capitol Yards building portfolio consisting of 909 New Jersey Ave, SE, 237 units built in 2009, 100 Eye Street, SE, 246 units built in 2008, and Jefferson at Capitol Yards, 448 units.

Under the direction of Bozzoto Management, NextGen LED was brought in to conduct a comprehensive lighting audit to evaluate the savings potential in these Class A high rise buildings located steps from Nationals baseball stadium and the US Capitol building. NextGen determined that the facility could reduce their energy consumption by more than half by retrofitting the entire Capitol Yards portfolio to LED. Due to the vast size of these combined properties, that reduction in energy enabled building owners to eliminate nearly $150,000 in unnecessary expense every year..
